02 – Our Method

Soft wash. Under 500 PSI.

We use a cold-water downstream injector to apply a cleaning solution at low pressure – under 500 PSI on every house wash. The solution does the work. It loosens mildew, lifts algae, and breaks down oxidation on the surface. Then we rinse everything with fresh water at the same low pressure. No turbo nozzles. No surface damage.

Before we spray a single drop of solution, every plant bed and shrub within reach gets a full pre-rinse with clean water. We rinse again during the wash and again after. The method is safe for vinyl, brick, stucco, aluminum, Hardie board, and painted wood in stable condition. We do NOT do lead-paint stripping. If your home was built before 1978 and you suspect lead paint, get it tested by a certified inspector first.

05 – Why Soft Wash Works

Under 500 PSI. On purpose.

A standard pressure washer runs between 2,000 and 4,000 PSI. That kind of force is fine for concrete. It is not fine for siding. High pressure drives water behind vinyl panels, cracks grout on brick, pits stucco, and strips paint. You might not see the damage right away. But a year later, when mildew is growing inside the wall cavity because water got forced in through a seam, you'll know.

Soft wash works differently. The cleaning solution – applied at low pressure through a downstream injector – does the work chemically. It breaks the bond between organic growth and the surface. Mildew, algae, and oxidation loosen and rinse away with water pressure no stronger than a garden hose. The surface stays intact.

Surface temperature matters too. We don't wash siding in direct afternoon sun when the surface is hot. Heat causes the cleaning solution to dry too fast, which can leave streaks and reduces effectiveness. We schedule around it – early morning, overcast days, or shaded sides first. It takes a little more planning, but it means a better result and no callbacks.

This is the method used by soft-wash professionals across the country. It's not new or experimental. It's just the right tool for the job.

We keep our service area small on purpose. Every house wash runs the same day it's scheduled – no splitting crews across three counties. We serve Mt. Pleasant, Midland, Saginaw, Bay City, Alma, and Clare. If you're outside this area and need a house wash, call anyway – we sometimes travel for larger residential jobs or commercial properties.

Vinyl, aluminum, brick, stucco, Hardie board, and painted wood. We adjust pressure and solution strength for each surface type. If your siding is something unusual, send a photo and we'll confirm before scheduling.
No. Soft wash stays under 500 PSI – roughly the pressure of a garden hose with a spray nozzle. The cleaning solution does the work, not the pressure. We test a small area first on every job. If we see anything that concerns us – loose caulking, cracked panels, flaking paint – we flag it before continuing.
Most single-story homes take 1 to 2 hours. A two-story home may take 2 to 3 hours depending on access and how much buildup is present. We confirm the expected timeframe when we schedule your service date.
Yes, once the rinse is complete. We ask that dogs, cats, and other pets stay inside during the wash. After the final rinse, all solution is diluted and safe for animals to be around. Most pets are back outside within an hour of us finishing. If you have outdoor enclosures or kennels near the house, let us know when you book and we'll plan around them.
Every 18 to 24 months for most Mid-Michigan homes. North-facing walls and tree-shaded sides pick up mildew faster than sun-facing walls. Lake-effect humidity from Saginaw Bay speeds up algae growth in this region. We can recommend a schedule based on your property – no upsell pressure, just the honest cycle.
We rinse windows during the house wash and they come out clean in most cases. We don't offer standalone window cleaning as a separate service right now. If you have specific windows with heavy hard-water staining or mineral deposits, let us know – we'll tell you upfront whether our wash will handle it or if you need a dedicated window cleaner.
We do not strip or disturb lead paint. Homes built before 1978 may contain lead-based paint. If you suspect lead paint on your exterior, we recommend having it tested by a certified inspector before any cleaning. We can still soft wash surfaces that have been painted over and are in stable condition, but we won't use pressure or methods that remove paint layers. This isn't our call to make – it's a health and safety issue that needs professional testing first.
